The property is located in a typical charming southern French village between Carcassonne and Narbonne at the edge of the Corbières vine-region. It has pretty views of the picturesque medieval Capendu, Montagne Noire and the Mont Alaric.
The house is surrounded by large gardens, which are lovely maintained from the friendly people of Capendu. The happy owner of this house gets a lot of tomatoes, aubergines and salads as a present from the neighbours. Next house is in about 50 m distance, which makes this property a real private place.
Also you have a very comfortable infrastructure with all amenities in 5 min. walking distance, baker, butcher, hairdresser, medecines, grocery, pharmacies, post-office, bank, schools, public indoor-swimming-pool, etc. You also have the wine-chateau of Capendu with AOC Corbières-vine. A super- market will be constructed soon.
Carcassonne with its medieval Cité is in 17 km distance, the Canal du Midi 2 km. Not far from Capendu is Trèbes, where you can rent boats for sight seeing on the lovely Canal du Midi, which connects the Atlantic with the Mediterranean. The house is 45 min. from the Mediterranean beaches of Narbonne Plage, Gruissan, Port la Nouvelle, Le Franqui, etc. There are 1,5 h to the Costa Brava and 2 h up to the ski-resorts of the Pyrenees. The next golf-place is in Carcassonne.
The house is located at the edge of the Corbières vine-region with a lot of medieval cathar-castles and vineyards. It's not far from train-station and highway-connection. Also there is a bus from Capendu to Carcassonne and Narbonne. It's about 20 km to the airport of Carcassonne with flights from UK and other countries. You can also use the airports of Toulouse, Perpignan and Montpellier.
The house has been extended on base of an original wine-farmer barn of natural stone. It consists, in the ground level of a big room of 60 m² surface and 5 m height, which can easily be extended to two levels. You can also install a mezzanine for a typical ambience with natural stone and beams. Of course you can also use the ground floor as a big garage for 3 cars. There is a lot of potential.
On top of this barn, there is the new upper level of sitting room, kitchen, 2 rooms, bathroom, WC and corridor. You reach the upper level over an outside stairway and the balcony, from where you have panoramic views of landscape and the medieval Cité of Capendu. In summer the sitting room is extended through the large balcony door with the balcony. South facing, there is no need of much heating during the sunny winter days. All floors are tiled for easy cleaning and coolness in summer. All rooms have electric heating-systems.
The 2 bedrooms are faced to the south and to north/west with views of the Montagne Noire mountains and Mont Alaric. The ensuite tiled bathroom has shower, bidet and washing table.
The fitted kitchen is separated from the sitting room, but it can easily be connected with the salon to an American kitchen. The WC with washbasin and out-side-window is close from the entrance-hall.
The courtyard is tiled and in the romantic garden you have lovely places for barbecue under Fig and Murier-tree with a good glass of Capendu red-wine.
